One question I occasionally hear from buyers is:

"Does it matter which direction the house faces?"

The answer is...

Sometimes.

There isn't a perfect home orientation.

What matters is how the home fits your lifestyle.

Arizona's sunshine, heat, and outdoor living make orientation more noticeable than it is in many other parts of the country.

That's why it's worth paying attention.

Think About Your Backyard

For many Arizona homeowners, the backyard is an extension of the home.

It's where we grill.

Relax by the pool.

Enjoy dinner on the patio.

Entertain family and friends.

Personally, I prefer to avoid a west-facing backyard.

The afternoon sun can make patios, pool decks, and outdoor living spaces much hotter during the time of day when most people actually want to use them.

That doesn't mean a west-facing backyard is a bad choice.

It simply means you'll want to think about shade structures, covered patios, landscaping, or misting systems if outdoor living is important to you.

Where is the kitchen?

If your kitchen faces west, you're often preparing dinner during the hottest part of the day while the afternoon sun is pouring through the windows.

Natural light is wonderful—but too much direct afternoon sun can make the room noticeably warmer.

With more people working from home, orientation has become even more important.

A west-facing office may be bright and comfortable in the morning, but by late afternoon it can become much warmer and harder to keep comfortable.

Window coverings, shade screens, and quality windows can certainly help, but it's worth considering before you buy.

If you enjoy gardening, orientation can make a big difference.

Some plants thrive in full Arizona sun.

Others need afternoon shade.

Knowing where the sun moves across your property will help you decide where to plant flowers, vegetables, citrus trees, or shade trees.

Home orientation can also affect cooling costs.

While today's construction methods, insulation, and energy-efficient windows have made homes much more efficient than they once were, the amount of direct afternoon sun a home receives can still influence indoor comfort.

Orientation is only one piece of the puzzle, but it's worth considering alongside insulation, windows, HVAC efficiency, and landscaping.
