Buying a Home in an HOA? Here's What I Tell Every Buyer

One of the first questions buyers ask me when they're looking at a home is:

"How much are the HOA dues?"

That's an important question...

But it's not the only one.

In fact, I think buyers sometimes focus so much on the monthly HOA payment that they forget to ask whether the association is actually being managed well.

An HOA can be a tremendous benefit to a neighborhood.

It helps maintain common areas, preserve property values, enforce community standards, and create consistency throughout the neighborhood.

But not all HOAs are managed the same way.

That's why I encourage my buyers to look beyond the monthly fee.


What Does the HOA Actually Cover?

Some HOAs simply maintain common areas.

Others include front yard maintenance, exterior paint, roofs, gates, pools, fitness centers, parks, walking trails, or even internet service.

Understanding what your dues actually pay for helps you evaluate whether the monthly cost makes sense.

Sometimes a neighborhood with higher HOA dues actually provides excellent value because it covers expenses you'd otherwise be paying yourself.


Read More Than Just the Rules

Most buyers expect to review the CC&Rs to understand things like parking restrictions, rental rules, or whether they can have an RV or install a shed.

Those are all important.

I also encourage buyers to learn about how the HOA operates.

Is it financially healthy?

Does it have adequate reserve funds?

How does it communicate with homeowners?

Are maintenance projects being completed?

Those questions can tell you just as much as the rulebook.


Financing Can Matter, Too

Most buyers don't realize that the financial health of an HOA can affect financing.

Lenders may review information about the association, including reserve funding, pending litigation, insurance, and significant deferred maintenance.

If there are unresolved issues, financing options can become more limited.

That's one reason it's important to understand the overall health of the community—not just the home you're buying.

One thing I've learned over the years is that the monthly HOA fee rarely tells the whole story.

I've seen neighborhoods with higher dues that are exceptionally well managed and offer incredible amenities.

I've also seen communities with very low dues where deferred maintenance eventually becomes a much bigger issue.

When I'm helping buyers, I want to understand how the association communicates, whether they're planning ahead financially, and how they respond when problems arise.

Good management can make homeownership much more enjoyable.

I judge it by how it's managed.

A well-run HOA helps protect your investment and can make a community a wonderful place to live.

Before you fall in love with a home, take a few minutes to learn about the association behind it.

It's just as important as the house itself.
